Pre-reserve your apartment

Apartments in the second-stage building of the “Magnolijas” project by “Merko mājas” are now available for pre-reservation. The 2–4 room apartments are located across four stairwells in a small three-storey building in the cosy Šampēteris neighbourhood. To receive up-to-date information about available apartments and pricing, register for project updates or contact the “Merko mājas” sales consultants. Pre-reservation allows you to secure an apartment even before construction begins, fixing both the apartment price and your preferred unit. The pre-reservation fee is 3,000 EUR.

Apartment with full interior finishing, including wall paint, flooring, and plumbing (bathroom and toilet facilities).

Fully finished apartments

All apartments are rendered to the purchaser with full interior finishing. Modern collections of finishing materials have been developed by our interior designers. This means that we will carry out the installations, leaving you with the pleasure of furnishing the apartment.

Smart apartment design

The “Magnolijas” project offers 2–4 room apartments ranging from 48 to 121 m². Thoughtfully designed layouts, 2.90 m ceiling height, large floor-to-ceiling windows in the living room, and private outdoor space for every apartment — a balcony, a private terrace for first-floor units, or a rooftop terrace depending on the chosen apartment — make it an excellent choice for a new beginning.

Closed and secure area

For residents’ convenience and safety, the project area will be closed and equipped with video surveillance systems. An attractive environment and the opportunity to spend time in the courtyard is an integral part of everyday life.

Apartment financing

If you need financing for the purchase of a new home, please find out about possibilities to receive a mortgage loan before signing the reservation agreement. The oral reservation period is intended for such purposes. We cooperate with AS "SEB banka", AS "Swedbank", and AS "Luminor Bank" and AS "Citadele bank", but you can also choose another bank to receive a loan.

Can I choose my apartment’s finishing?

It’s possible to choose the apartment finishing in the initial stage of project construction. We offer five different finishing collections, so that every potential apartment owner can find something suitable, as well as a selection of plumbing. Our sales consultants will inform you about the deadline for choosing the finishing; it will also be indicated in the apartment reservation agreement.

Can I regulate the heat in my apartment?

Yes, it’s possible to regulate the heat in each apartment. In the first-stage apartments of the “Magnolijas” project, radiators with thermostatic controls have been installed. In the second-stage building, apartments will be heated with individually adjustable underfloor heating. Expenditure on heat will be calculated according to the amount consumed, as each apartment will have its own individual heat meter.

How much sunlight does the apartment get?

The amount of sunlight depends on where the apartment is located in the building and on which floor. If the apartment windows face east, the sun will shine in the morning; if the windows face west, you can enjoy the evening sun. Windows on the south side ensure the longest sunlight. But it’s also important to evaluate the layout of the apartment and its rooms; for instance, if the bedroom does not have a study, and you are not planning to spend all day in it, there is no need for concern if it faces east and the sun only shines in the morning.

At what point when purchasing an apartment do I need to contact a bank?

Our sales consultants recommend that you contact a bank as soon as you have decided to look for an apartment to find out what precisely your loan options are and how much money you can count on for the purchase. Merko mājas cooperates with the leading Latvian banks, and possibilities of granting a loan are also evaluated during the project’s construction phase.

When do I need to start paying my mortgage if the building is under construction?

Mortgage payments are necessary only after the property is re-registered in your name in the land register. First the building is completed and put into operation, then the apartments are registered in the land register and a cadastral number is assigned to each. Next, the client enters into a loan agreement with the bank and a purchase agreement with us, and after both agreements are signed, the property is re-registered in your name, and it becomes necessary to start paying the mortgage.

8 steps to your new home

  1. Selection and application

    Take a look at apartments available in our projects, choose the one most suitable for you and make an online reservation request or an appointment with one of our sales consultants.

  2. Apartment reservation

    After choosing an apartment, you can make an oral reservation with one of our sales consultants, valid for 5 working days.

  3. Home financing

    If you need financing for the purchase of a new home, please find out about possibilities to receive a mortgage loan before signing the reservation agreement.

  4. Choice of finishing

    Free or paid finishing solutions are available for projects under construction. They may be selected up until a specific time in the construction process.

  5. Onsite apartment inspection

    When construction of the project is completed and it’s possible to see all the nuances of the new apartment, you will be able to evaluate it onsite together with our sales consultant and sign tranfer deed.

  6. Purchase agreement

    After the transfer deed is signed, we will start the procedure of concluding the purchase agreement, performing all the necessary documentation

  7. Receipt of keys

    After paying the full purchase price and completing all formalities, you will become a full-fledged owner of the apartment!

  8. Guarantee

    For interior finishing, we provide a 2-year guarantee from the moment the building is put into operation or from the moment of signing the purchase agreement.
